CHU, Australia's leading strata insurance underwriting agency, has announced a significant increase in its single risk capacity, now offering coverage up to $690 million.
This substantial enhancement more than doubles the previous limit of $300 million, positioning CHU to better support larger residential and commercial strata developments.

The decision to expand capacity reflects the evolving landscape of strata developments, which are becoming increasingly larger in both size and unit volume. CHU's Chief Executive Officer, Kimberley Jonsson, highlighted the importance of this development, stating that it provides more choices for customers and enables CHU to independently offer quotes for larger risks. Additionally, CHU can now participate more substantially in co-insurance arrangements when necessary.

This increased capacity encompasses all property-related sections under a single policy, including insured property, catastrophe cover, and lot owners' fixtures and improvements. By offering higher coverage limits, CHU aims to meet the growing demand for insurance solutions tailored to the complexities of modern, large-scale strata buildings.

In recent years, the strata insurance market has seen new participants, but many have focused on smaller risks. CHU's expansion into the large sum insured space addresses a critical need in the market, providing more options for high-value strata properties seeking comprehensive insurance coverage.

For property owners and strata managers, this development signifies enhanced flexibility and choice in securing insurance for larger developments. CHU's commitment to adapting to market demands ensures that strata communities have access to robust and reliable insurance solutions that align with the scale and complexity of their properties.

Fresh attention on Australia's construction cost environment is a useful reminder for strata communities that insurance adequacy is not just about the premium charged at renewal. Fresh industry attention on insurance affordability in northern Australia has reinforced a message many strata communities already understand: premium relief is not delivered by a single reform, even where government-backed risk sharing is in place. For apartment buildings, townhouse complexes and mixed-use strata schemes exposed to cyclone, storm surge, flood or severe rainfall, insurers are still looking closely at the physical characteristics of each building before deciding price, excesses and available cover. - read more

The latest industry attention on Australia's cyclone reinsurance arrangements is a timely reminder that premium relief for strata schemes is rarely driven by one policy lever alone. The cyclone pool was designed to reduce insurer exposure to cyclone-related losses in higher-risk regions, particularly across northern Australia. However, for owners corporations and body corporates, the practical impact can still vary sharply from building to building. - read more

Urbanise’s latest market update has put another spotlight on the growing role of digital systems in strata and facilities management. While the announcement is not an insurance product launch, it is highly relevant to owners corporations, strata committees and body corporates because the quality of building data is increasingly connected to the way insurance risks are assessed, priced and managed. - read more
