In response to the escalating digital threats facing strata communities, CHU Underwriting Agencies has integrated cyber fraud coverage into its standard residential strata insurance policies.
This enhancement provides up to $50,000 for losses resulting from social engineering fraud, a prevalent form of cybercrime where perpetrators impersonate trusted contacts to manipulate payment instructions.

Social engineering fraud has become an increasingly common risk, affecting committee members and lot owners through everyday transactions such as invoices, levy notices, and supplier communications. By including this coverage, CHU aims to offer practical protection against these evolving threats.

Steve Tchepak, Head of Underwriting at CHU, emphasised the importance of adapting to the changing risk landscape: "Cyber threats are no longer abstract or confined to large organisations. They occur in everyday transactions, such as invoices, levy notices, and supplier communications."

This proactive measure reflects CHU's commitment to supporting strata communities by anticipating emerging risks and embedding practical protections into their policies. The inclusion of cyber fraud coverage underscores the necessity for strata schemes to be vigilant against digital threats and to ensure their insurance policies provide comprehensive protection in the modern era.

The latest affordability push from Australia’s insurance industry has put state-based insurance taxes back in the spotlight, with renewed attention on how levies and duties can add to the cost of cover before a building’s individual risk profile is even assessed. For strata communities, that debate matters because premiums are usually paid collectively, then passed through to owners via levies. - read more

Fresh attention on Australia's construction cost environment is a useful reminder for strata communities that insurance adequacy is not just about the premium charged at renewal. Why Northern Strata Schemes Still Face Insurance Cost Pressure

Fresh industry attention on insurance affordability in northern Australia has reinforced a message many strata communities already understand: premium relief is not delivered by a single reform, even where government-backed risk sharing is in place. For apartment buildings, townhouse complexes and mixed-use strata schemes exposed to cyclone, storm surge, flood or severe rainfall, insurers are still looking closely at the physical characteristics of each building before deciding price, excesses and available cover. - read more

Cyclone Cover Debate Highlights Strata Insurance Pressure Points

The latest industry attention on Australia's cyclone reinsurance arrangements is a timely reminder that premium relief for strata schemes is rarely driven by one policy lever alone. The cyclone pool was designed to reduce insurer exposure to cyclone-related losses in higher-risk regions, particularly across northern Australia. However, for owners corporations and body corporates, the practical impact can still vary sharply from building to building. - read more
